The 30-Day Move-Out Process (The Plan)

  1. Written Notice: Submit your 30-day notice in writing to the office. This starts your official move-out clock.

  2. Pre-Inspection & Cleaning: We provide you with a cleaning checklist to help you get your full deposit back. Our in-house maintenance team is available if you need help with minor repairs before the final hand-off.

  3. Key Return & Inspection: On your final day, return all keys to our Broadway office. We will perform a final walkthrough, compare it to your move-in report, and process your refund according to Oregon law.

Your deposit is fully refundable, provided the property is returned in the same condition it was received. While we do not count “normal wear and tear” against you, any damage beyond that will be deducted from the deposit. We recommend using our move-in checklist to document the home’s condition on day one.

Rent is due on the 1st of every month. We offer a grace period through the 7th; however, if rent is not received by the end of the day on the 7th, it is considered late and late fees will apply.

Yes. We use AppFolio, which allows you to pay via ACH, credit card, or set up recurring auto-payments so you never have to worry about the 7th of the month.

Life happens. Your first lockout call is on us—the first one is free. Any subsequent lockout assistance will incur a fee of $55 per hour.

We take the watch 24/7. We have a dedicated Emergency Number for urgent issues (like a burst pipe or total power loss) that cannot wait until business hours. For routine repairs, please use the AppFolio portal.

We want you to enjoy your home with friends and family. Guests are permitted for up to 7 days within any one-month period. Any stay longer than that requires written approval or an official addition to the lease.

To end your tenancy, you must provide a 30-day notice in writing. This notice must be delivered to our Broadway office or sent via certified mail to be valid.
